CK ASSET: HK Property Mkt Improves Steadily in 1H26; Momentum May Slow if Interest Rates Stay High

CK ASSET (01113.HK) General Manager of Accounting Simon Man said Hong Kong's residential transaction volume and prices both improved steadily in 1H26. The group's 21 BORRETT ROAD project in Mid-Levels continued to set transaction records, reflecting sustained solid demand for luxury projects.

However, he noted that uncertainties affecting the property market remain numerous. Although the market is supported by strong local demand and Mainland Chinese buyers, market momentum may slow if international oil prices continue to fluctuate and interest rates remain at elevated levels or rise further.

The group's net cash on hand reached HKD21.9 billion in 1H26. Chiu Yue Seng, Head of Special Projects, pointed out that the market is full of uncertainties, so the group will follow financial and investment discipline, make good use of funds, and continue to identify for investments that can provide promising recurring returns.

He said the group tends to invest in mature markets with stable legal environments, and will also actively evaluate opportunities in Hong Kong properties, land reserves and development in mainland China. The group emphasized that every investment must meet risk management and return expectations.
