Centaline's Louis Chan Expects Home Prices to Rise 3-5% in 2H26

The Rating and Valuation Department has just announced the home price index. The Private Domestic Price Index for June 2026 stood at 323.2, up 0.3% MoM, with the pace of growth slackening. However, the index has elevated for 13 straight months, with a YoY increase of 12.7%.

Louis Chan, Vice Chairman and Chief Executive Officer (Residential) of Asia Pacific at Centaline Property, said that external market factors affected the lcoal market in June. US-Iran peace talks have yet to reach a consensus, while the start of the World Cup also impacted home viewing activities.

Developers hesitated to launch projects rashly, and primary market transactions in June totaled only more than 800 deals, marking the first time in 17 months that transaction volume fell below 1,000 deals, he said. The decline in transaction volume led to a slowdown in home price growth.

With intact positive factors for the property market, Chan expected the upward trend in the property market to sustain, with home prices rising about 3-5% in 2H26.
